NJ Tenants Rights Manual -- Individual Homes or Only Multi-Unit Dwelling?

I rent a condo in a 55+ community in Monmouth County. My lease is up in November. I'd like to know my rights before my landlord approaches me. Does the manual apply to individual homes also or only multi-unit dwellings? Are there any rules regarding an individual's home? The Township said there are no rent control ordinances in that town.
