QUESTION

If landlord accepts partial rent several times after 3day notice expired does that mean eviction lawsuit is stopped? Or they take r money & continue ?

More details to this question:
I need to understand wat landlord doing. Is it ok to keep accepting rent money from tenant then suddenly post WRIT OF POSSESION ON DOOR? I was shocked to see this. It was surprised to me bcuz this means i had NO chance to say or see the judge about them never sendin a plumber to fix anything and to say i been paying them. They just messed up my credit with a judgement Is this possible? Now i got a new 3day notice so i took the money but they refuse me 3days not expire yet.

The acceptance of rent after service of a 3-Day Notice for non-payment of rent can invalidate the 3-Day Notice and make any thereafter served Unlawful Detainer based upon that same 3-Day Notice Void.
